Why us

A sale without market uncertainty

No deal fall-through

The purchase is funded by a community of investors — not a single buyer who can back out for any number of reasons.

No commissions

Skip broker and conveyancing fees — saving up to 3% of your property's value.

Tenancy stays in place

Sell with your tenant in place: the lease isn't interrupted, and you keep earning rental income while funding is underway.

No showings or repairs

No open houses. We handle the valuation, photography, and due diligence.

Transparent valuation

Pricing is based on DLD transactions, REIDIN data, and the property's investment potential.

Built-in demand

Thousands of platform investors see your property — there's no need to find a single buyer.

Is your property a fit?

We consider most residential properties in Dubai

  • Ready apartments, villas, and townhouses in freehold areas
  • Tenanted properties (rental income appeals to investors) and vacant ones
  • With an active mortgage — we help with settlement and lien release

FAQ

The essentials

How exactly does the sale work?
Your property is listed on our real estate crowdfunding platform. A community of investors collectively funds the purchase; once funding closes, you receive the full amount. A dedicated structure is set up for each property to handle ownership registration.
How long does it take to sell?
About 45 days on average — from signing the MOU to the transfer of ownership. The maximum is 90 days: up to 60 days to raise the funds and 30 days to complete the transfer. The exact timeline depends on the property's price, size, and investment appeal.
Can I sell with a tenant in place?
Yes. The lease stays in place — there's no need to remove your tenant — and you keep earning rental income while funding is underway. Tenanted properties are often even more attractive to investors.
How do you determine the price?
We analyze the property's characteristics and condition, Dubai Land Department transaction history (via REIDIN and other sources), comparable sales, and investment potential. The cash offer is based on that analysis.
Are there any fees or hidden charges?
No. You pay no broker commission and no conveyancing fees. There are no hidden charges — all terms and any commission are transparently set out in the contract. The offer is the amount you receive for your property.
What documents do I need?
Typically a title deed, proof of address, and KYC details (passport, etc.) to sign the MOU. Access to your documents is restricted, and data is processed in accordance with the PDPL.
